Meet with you and talk about your requirements / expectations.
Inspect your property and advise on preparation / repairs (if any), etc.
Contact the best local Real Estate Agent (s) to inspect your property.
Engage with the best sales consultant within that Agency to submit a written appraisal to us.
Obtain an independent Valuation (as distinct from an appraisal), if required.
Sit down with you to analyse and discuss in detail the reports / appraisals.
Negotiate the commission and advertising on your behalf with the preferred Agent.
Select and instruct the best Agent to start the selling process.
Check with you, all the photos/advertising copy, etc. and placement thereof, before going to print.
Instruct your Solicitor / Conveyancer to prepare sale documents.

Work closely with your appointed Agent to ensure that they do what they have said they will do.
Maintain regular, constant, verbal and/or email communication with the vendor and the selling Agent.
Discuss with the Agent the response to the targeted advertising.
Discuss with the Agent and Vendor the feedback from buyers in detail.
Identify early, any issues or problems so that they can be remedied immediately.
If Private Sale - communicate and discuss ALL offers with you - negotiate with the buyers on your behalf (if required).
If Auction – attend pre auction Vendor meeting, auction itself and post auction, to ensure that all your
instructions are followed.

We will maintain contact with you and the Agent to ensure nothing is forgotten or overlooked.
Advise on final inspection and outcome thereof.
Check that the Utilities are notified for final readings and insurance is continued until after settlement.
