Advantage Vendor Advocacy is a Real Estate advocacy and advisory
business specifically
designed to assist vendors (or
sellers) of real estate in the correct preparation, monitoring,
execution and follow through of the sale process. Selling
property (be it Residential,
Commercial, Industrial or
Rural) can be expensive, complicated, time consuming and very
stressful – however it shouldn’t be. Ensuring that the
proper strategy is put in place
at the outset and the
correct procedure followed with the best Agent, then the
highest
possible price will be achieved.
PURPOSE : To provide hands on, independent,
precise, accurate, personal and on-going
assistance to
vendors (or sellers) of Real Estate in the listing, marketing and
selling
of their property, Australia wide.
AIM : To
ensure vendors achieve the absolute highest possible price with
the least amount
of stress, and with their chosen level of
involvement, all within an appropriate time frame.
REASON : To
ensure that costly mistakes (and there are many of them) are
avoided and that the selling process is smooth, stress free and
not prolonged.
To make sure vendors don’t pay
excessive fees and charges in order to
facilitate a successful sale.
COST : It is very important to emphasise that there is no additional cost to the vendor for using our service, as we will enter into a commission sharing arrangement with the selling Agent prior to going to the market. The normal negotiated commission / agreed advertising, etc. would apply to the Agent once the property is sold. If a Sworn Valuation is required / obtained, then the usual discounted fee would apply to the valuation company.
Alternatively, if for some reason the property did not sell (or was withdrawn from the market) then of course again, there is no cost for our services and no commission payable to the appointed selling Agent.
