One day I was talking to a friend about how my Nan had decided, after nearly 50 years, to sell our family home. I was worried because my Nan had never had any experience with selling before and I didn’t want her to be blind sided or ‘ripped off’ by a real estate agency. My friend then told me about vendor advocacy and highly recommended Richard, who had just helped him sell his townhouse.

Unsure of what to expect my Nan rang Richard. From the moment Richard answered the phone we knew we were onto something great. Richard was professional and honest from the very beginning. He viewed our house and told us the honest truth about what to expect and explained why. In the first meeting he spoke about his role, which is to support and advocate for the vendor, and he never waived from that responsibility during the entire process.

After Richard left and with our newly gained insight from a professional with decades of experience, we decided to renovate our house. It took us a year to renovate. Richard was so patient during this process, he would ring monthly to check in with us and ask how it was progressing. These calls were genuine with absolutely no pressure or expectation. We really liked this about Richard, you feel like you’re his only client.

Once we had finished renovating we called Richard. Richard went above and beyond to support our family during this crazy, exciting and nerve racking time. Richard is thorough and clear; he explained every aspect of the sale from advertisement, to methods of sale. He explained all of our options and what the pros and cons are of each choice, but ultimately allows you to make the choice for yourself, no pressure. Once we had chosen an agent (with his recommendation) he communicated with the agent on our behalf, and always communicated exactly what we wanted. He advocated for us when he thought the advertisement fees were too high and the agent sale percentage was unjust. He kept the agents on task and onboard with the common goal of getting us the very best price and profit for our family home.

On auction day Richard was there to support us, explain the process and communicate on our behalf. He eased our nerves and stayed with us from start to finish and was with us every time we needed to speak to the agents.  As we all sat in the lounge room listening to the auction we could see from his actions and words that he really cared and genuinely wanted what was best for us.

If you are selling, a vendor advocate is a must! If you’re looking for someone who is professional, knowledgeable, assertive, honest, patient, supportive and an extremely hard worker who will go the extra mile for you, you need Richard! When I made the decision to sell my house I had decided to do it myself on one of the available internet packages. Fortunately a very good friend of mine said to me that is NOT a good idea and before you do that I would like you to talk to someone I know who is a vendor's advocate. What good advice that was and he introduced me to Richard Fowler. Richard came to my house explained how he worked and assured me he would be able to find the right agent in my area to get the best possible price for my house. He invited two agents to meet with both he and I, I was impressed with both but one was a clear front runner. Richard took over from there and was my voice through the entire process which I might say only took 4 weeks from the time of appointing the agent. Richard was present at the property for photographs, floor plan and text writing. When two offers were finally received by the agent, Richard attended their office with me and actually closed the deal getting me more money. Richard is an excellent operator, he knows the real estate business and has many years of experience. If I had gone down the track of my initial idea I know I would never have been able to achieve what I did.
